Operations Supervisor

Westshore Town Centre, Langford, BC


The Operations Supervisor is responsible for assisting in the delivery of administrative, operational and technical assistance as well as manage, plan, coordinate, review, direct and control the maintenance and repair activities of building facilities within a specific real estate portfolio. The Operations Supervisor shall also assist in the implementation of regional / national initiatives and coordinate activities related to preventative maintenance, environmental, health and safety, budgeting, construction, capital projects and other special initiatives by performing the following duties personally or through subordinate personnel of the Operations department or through contracted services.


Primary Responsibilities

By either performing the duties personally, via subordinate personnel or contracted services, the Operations Supervisor will plan, organize and coordinate the operation, maintenance and repair functions of the Operations within the subject property. Some of the primary responsibilities involve:


  • Scheduled preventative maintenance;

  • Unscheduled maintenance;

  • Energy management;

  • Environmental assessments and reporting;

  • Health and safety;

  • Supervision of staff;

  • Interaction with Tenants;

  • Management of hazardous materials;

  • Heating, ventilating and air conditioning;

  • Mechanical and plumbing;

  • Lighting and electrical services;

  • Computerized systems controls;

  • Tenant improvement management;

  • Curtain wall, structural and roof maintenance;

  • Elevating devices;

  • Life safety systems;

  • Tenant Service Request system;

  • Life cycle costing;

  • Insurance and risk management inspections and remedial actions and reporting;

  • Annual budgeting and capital projects;

  • Other related duties as required.


Due to the nature of the position, the Operations Supervisor requires a broad base of skills, attributes and knowledge, which include but are not limited to:


  • Liaising with regulatory or civic authorities having jurisdiction over such areas as boilers and pressure vessels, elevating devices, workers compensation and occupational health and safety.

  • Providing technical or administrative advice or support to: supervised staff, external clients (including tenants, owners, consultants and vendors) and internal clients (leasing, property managers, accounting and other real estate operations staff).

  • Managing and supervising subordinate staff in accordance with corporate policies and applicable laws. Responsibilities include: interviewing, hiring and training of employees, planning, assigning and directing work, appraising performance, rewarding and disciplining employees, addressing complaints and resolving staffing problems.

  • Demonstrating strong administrative skills and ensure operations records, files and documentation are maintained accurately and timely and in accordance with established procedures.

  • Have an ongoing commitment to continuing education and expanding a knowledge base. Remain current and up to date with new industry practices, legislative changes and new technologies. May be required to participate in external or internal educational courses or seminars and have active interaction with trade associations or industry peers.


Technical Qualifications / Education / Experience


The Operations Supervisor or Operations Manager shall have acquired, developed or possess a strong knowledge of:


  • BOMI SMA / SMT

  • Plus a minimum of 2 years direct work experience in commercial / retail building operations;

  • Good skills in Microsoft Office.

  • Mechanical, electrical, heating, ventilating and air conditioning principles;

  • Provincial Statutes and Municipal by laws;

  • Building envelopes and structural maintenance;

  • elevating devices, life safety, security, energy management and environmental issues;

  • A comfort using computers and various software applications;

  • Occupational Health, Safety Act and safe management practices of hazardous materials;

  • Strong relationships with industry peers or trade associations;

  • Budgeting techniques, contract specification preparation, tendering and bid assessment;

  • A valid driver’s license.

Work Environment


The Operations Supervisor or Operations Manager:


  • Will work within conditions that are generally pleasant, but the work environment is subject to moderate to high levels of stress in emergency or conflict situations;

  • On occasion requires involvement in repairs or maintenance issues in inclement weather or uncomfortable environmental working conditions;

  • Will work regular working hours of 7.5 hours per day / 37.5 hours per week;

  • May be required to attend to or provide direction in after hours emergency situations;

  • Requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations;

  • Able to thrive within a busy working environment.
